
Downtown Ocean City Property to Be Demolished After 60 Years
There are traditionally three types of people who vacation at the Jersey Shore:
-People who own or rent a Summer House on the island
-People who stay at a Hotel or Motel on the island
-People who stay on the mainland then commute to the island daily
But in the years since the devastation of Hurricane Sandy in 2012, many New Jersey Shore Towns have undergone a makeover. Also, the impact of the COVID-19 pandemic in 2020 resulted in some people changing their vacation habits.
South Jersey Coastal Communities like Ocean City have seen many changes over the last decade and now there is news of more redevelopment happening in the downtown section of the popular New Jersey Shore Town.
What Ocean City Property Is On Track To Be Demolished?
There are reports that site documents filed with the Ocean City Planning Board detailing plans to demolish the Coral Sands Motel.
Located at the corner of 9th Street and Atlantic Avenue, the Coral Sands Motel was built in the early 1960s and has been a staple of Ocean City's downtown.
The property became popular with vacationers due to the short walking distance from the motel to the Boardwalk and Beach.
Even though the property underwent renovations in 2017, Coral Sands Motel representatives are scheduled to appear before the Ocean City Planning Board on April 2nd. They expected to speak on a proposal to redevelop the property after demolition and create a new mixed-use property.
Redevelopment plans that will be heard by the Ocean City Planning Board for the Coral Sand Motel property include:
-A three-story building
-The Ground Floor would be for Commercial Use
-The top Two Floors would house six residential units
This style of property has become a popular redevelopment option by property owners of South Jersey Shore Town Properties. Even though this prototype dates back to the 1980s, this mixed-use property has become popular in the years since Hurricane Sandy required many property owners to renovate or redevelop their properties.
If this redevelopment project goes as planned, this will be the fifth property located on Atlantic Avenue between 9th Street and Moorlyn Terrace to be demolished in the last several years. Three different houses on the west side of Atlantic Avenue were demolished and three modern split-unit properties were built in their place.
On the east side of Atlantic Avenue, the quaint Spadafora's Restaurant and Clam Bar was demolished a few years ago to make room for more parking.
